POLICIES & PROCEDURES
RESERVATION REQUIREMENTS:
At time of reservation, first 25% of stay is charged to
credit card. Reservations are not considered “guaranteed”
until a signed Vacation Rental Agreement and 25% of total
rental fees are received by Agent. Signed Agreement and 25%
of rental fees are due within 10 days of original
reservation date. All reservations require a signed rental
agreement, a valid credit card and a current driver’s
license for identification purposes. A personal check is
accepted for any of these charges if presented to the
company on or before forty-five (45) days prior to the
arrival date.
CHANGES:
If Guest makes a change in the date of arrival or departure
there is a $25.00 administrative fee. Changes must be made
more than 30 days prior to arrival date and can only be made
if property is available.
CANCELLATIONS:
Reservations cancelled 30 days or more prior to arrival date
receive refund of deposit minus $50.00 administrative fee;
reservations cancelled less than 30 days prior to arrival
forfeit the full 25% of rental fees paid. The cancellation
forfeiture shall not be waived for any reason. Agent
recommends that all guests take out adequate vacation
insurance. We recommend

DAMAGE/SECURITY DEPOSIT:
A damage/security deposit of $500.00 per unit is required
of all guests. The damage deposit is refundable and is not
credited toward the rent. This may be in the form of cash
or credit card. If by credit card, an AUTHORIZATION is
placed on the card. There is no charge to the card so long
as all provisions herein are adhered to in full, including
the following:
a. No damage/loss to home or its contents, beyond normal
wear and tear.
b. Two keys per unit are returned to Agent at check out.
Unreturned keys are charged at $50.00 each.
c. No linens or other household items are lost or damaged.
d. No pets occupy property.
e. No cigar, pipe, or cigarette smoke in property.
f. All provisions of this agreement are adhered to in full.
CONFIRMATION:
Confirmation of the reservation will be mailed,
faxed, or e-mailed to Guest(s) upon receipt of signed
Vacation Rental Agreement and payment of 25% rental fees.
Please read the confirmation for accuracy of dates, mailing
address, number of adults and/or children and
accommodations. Any errors must be corrected within seven
days of mailing. Pay close attention to the number of
persons (Adults/Children) on the confirmation! Occupancy is
limited to REGISTERED GUESTS ONLY. MAXIMUM OCCUPANCIES ARE
STRICTLY ENFORCED. Absolutely no visitors are allowed
without prior written consent by Agent. In the event of
unregistered visitors on property your security deposit and
rent will be forfeited and you will be asked to vacate
immediately.
PROPERTY USE:
The Property may be used only for residential purposes for
the number of persons stated above. There are to be no
parties, weddings, etc. allowed without prior written
consent of Agent. Agent or its representatives may enter
the Property at any time, without notice, for the purposes
of protection and/or maintenance of the property. Wherever
possible, Agent will provide notice to the guest prior to
such entrance.
AGE REQUIREMENTS:
Guests under age 21 unaccompanied by a parent or legal
guardian will not be permitted to register and will lose all
funds paid to Agent. Any reservations made under false
pretenses will result in loss of advance payments and
possible removal of guest from rental unit. No House
Parties! Some properties require guest to be minimum of 25
years of age.
CHECK-IN:
Check-in is 4 - 6 PM, at 120 E. Jupiter Lane, South Padre
Island, TX. If you plan on arriving after hours contact our
office for special arrangements.
CHECK-OUT:
Check-out time is 11am. All keys must be returned to our
office. Late check-outs may be available for an additional
charge. Please contact our office to make arrangements.
Agent will not be responsible for items left or lost in the
unit after check-out.
KEYS:
Guest will receive a total of 2 sets of keys. There is a
$50.00 charge for any lost keys not returned to Agent.
Charge is for changing locks. Duplicate keys will not waive
charges.
GUESTS/VISITORS:
Guest’s reservation is confirmed for the number of guests
listed. Guest and all visitors are subject to immediate
eviction or additional charge if there are more guests on
the Property than stated above. The Guest must ensure that
children are supervised at all times. All children under the
age of 18 years may not be left in rental accommodation
un-supervised during the rental period. Guest is responsible
for the actions of any family or visitors permitted on the
Property. MAXIMUM OCCUPANCY IS STRICTLY ENFORCED.
PARKING:
Guest is advised of parking options and allowed parking
places upon arrival. Tents, campers, or motor homes are not
permitted in any of our properties.
NO SMOKING:
The Property is non-smoking! However, if guests must smoke,
please do so in the balcony or patio areas. If the smell of
smoke is detected upon inspection, guest will forfeit full
damage deposit. Guests smoking indoors are subject to
immediate eviction with no refund of rent or deposit.
TELEPHONE/INTERNET SERVICE:
The Property currently has no phone or internet service.
Wireless internet is available at many places on the
island. There is also an internet café.
NO PETS:
Pets are NOT allowed on the Property. Guests who have a
pet face immediate eviction with no refund and forfeit
security/damage deposit.
LOST OR STOLEN:
Agent is not liable for lost or stolen belongings of Guest
from Property during rental period. If items of the Guest or
Guest’s visitors are lost or stolen, Guest should advise the
appropriate authority first of the lost or stolen items.
Items remaining may be returned to the Guest at the Guest’s
expense, or disposed of at the discretion of Agent.
EXCESSIVE CLEANING:
If Property is left extremely dirty after departure, an
excessive cleaning fee is deducted from the security
deposit. The added charge is $25.00 per hour, and is
deducted from security/damage deposit.
FURNISHINGS:
Property comes fully furnished. If there is any damage or
disturbance of the personal property of the owner,
replacement amount is deducted from security deposit. If
damage deposit is insufficient to cover replacement,
additional charges may apply. The LINENS & COOKING UTENSILS
are provided in all of our properties. Properties are set
with start up supplies of paper products, soap, and bath
towels. Guests are responsible for providing paper products
and soap supplies for the remainder of their stay. Extra
pillows and blankets are very limited, we advise guests make
arrangements to provide these extra amenities.
TOWELS:
Towels equipped in the properties are not to be used as
beach towels, pool towels, or clean up towels. Guests must
provide their own beach & pool towels.
ADDITIONAL REQUIREMENTS:
Agent requires that all windows and doors are kept closed
at all times. Failure to comply will result in forfeit of
deposit and immediate eviction with no refund.
DEFICIENCIES:
All properties are carefully inspected by our staff prior to
your arrival, however deficiencies can still occur. Should
you have a problem, please report it to our office as soon
as it is discovered, any time night or day. We will make
every reasonable effort to correct the problem in a timely
manner. However, deficiencies such as appliance or other
malfunctions, cleaning problems, or utility problems do not
justify a refund.
POOL:
There are certain risks and dangers inherent in the use of
pools and Jacuzzis, especially regarding children, the
elderly, and anyone with health concerns. When using the
pool or Jacuzzi, remember to use good judgment, and use
special caution upon entering and exiting. Use of the pool
and Jacuzzi are entirely at your own risk. Our pools are
serviced and pH readings are taken on a regular basis for
your safety. ABSOLUTELY NO DIVING. NO LIFEGUARD ON DUTY.
ACCESS:
Access shall be granted for services; exterminator (once per
month), and for pool service (twice per week). In addition,
access shall be granted to service providers, Agent, and
owners as needed for necessary and emergency maintenance and
repairs.
CHECK OUT PROCEDURES:
Complete the following for check out:
A.
Dishes, Pots, Pans, Silverware, and Utensils must be washed and put
away.
B.
All towels in washer.
C.
Windows and doors must be left closed and locked with the air at 80
degrees.
D.
All trash put in outside garbage cans.
E.
All litter and cigarette butts must be picked up from the yard,
front and back, and placed in the outside trash container.
F.
Property should be left neat and in order, at least broom clean
(generally, same condition as when Guest(s) arrived).
LIABILITY:
This home is privately owned and managed, and every effort
is made by the owners to keep the property in a
well-maintained and safe condition. As such, the owners are
not responsible for and will not be held liable for any
accidents, injuries, illnesses or deaths that may occur to
the guest, guest’s family, invitees, or to any person
entering the premises. Guests agree to indemnify, defend and
hold Agent and owner harmless from any and all claims or
assertions of every kind and nature.
ACTS OF GOD/CONSTRUCTION NOISE: Neither Owner nor Agent shall be liable for events beyond
their control which interfere with Guest(s) occupancy,
including but not limited to Acts of God, acts of
governmental agencies, fire, strikes, war, inclement
weather, and/or construction noise from nearby sites. NO
REBATE OR REFUND will be offered in these circumstances. We

EXPEDITED EVICTION:
A material breach of this Agreement by Guest(s) , which, in
the sole determination of the Agent, resulting in damage to
the Premises, personal injury to Guest(s) or others, a
breach of the peace, a nuisance to others, or a violation of
criminal law or local code, shall be grounds for termination
of Guest(s) tenancy. Violation of any of the rules contained
herein will result in IMMEDIATE EVICTION and forfeiture of
rent and security deposit.
Any reservation made under
false pretense will be forfeiture of advance payments and
the party will not be permitted to check-in.
